Terms of service

These terms are a contract between you and Sourdough AI LLC (“we,” “us”) covering your use of rents.ai. By creating an account or using the service, you agree to them. If you don't agree, don't use rents.ai.

You're responsible for keeping your login credentials safe and for what happens under your account. Tell us at hello@rents.ai if you think someone else has access. You must be at least 18 and able to enter a contract.

Basic. Basic is a flat $10 per month for one property, billed through Stripe. It covers every feature, applied to a single property. A card is required to start the 7-day trial, with $0 due today. Stripe automatically bills Basic when the trial ends unless you cancel first.

Pro. To manage more than one property you use Pro, a flat $18 per month for unlimited properties, billed through Stripe. Pro covers every feature - there are no per-unit charges and no further tiers. Adding a second property requires Pro. If you choose Pro at signup, Stripe bills Pro when the trial ends unless you cancel first.

Cancel anytime. You can cancel from your account settings and you won't be billed for the next period. We don't prorate partial months, and fees already paid aren't refundable except where the law requires it. If we ever change the price, we'll give you notice before it applies to you.

Your portfolio data is yours. While you have app access, you can export transaction and Schedule E data to CSV and download your documents. How we handle that data is covered in our privacy policy.

You agree not to:

• break the law or infringe anyone's rights with the service;
• probe, scrape, overload, or try to break into the service;
• upload malware, or use the SMS reminders to send unwanted or unlawful messages.

We can suspend or close accounts that violate this section, and the SMS feature is for your own reminders, not bulk messaging.

rents.ai is bookkeeping and organizing software. Its Schedule E categorization, depreciation figures, cap-rate and cash-flow metrics, and every other number are estimates to help you and your accountant - they are not tax, legal, or financial advice. Confirm anything that matters with a qualified professional before you file or make a decision. You're responsible for the accuracy of what you enter and for your own filings.

We work hard to keep rents.ai running and correct, but the service is provided “as is” without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We don't guarantee the service will be uninterrupted or error-free.

To the fullest extent the law allows, Sourdough AI LLC is not liable for any indirect, incidental, or consequential damages, or for lost profits or data. Our total liability for any claim is limited to the amount you paid us in the 12 months before the claim arose.

These terms are governed by the laws of the State of Delaware, without regard to its conflict-of-laws rules. Disputes will be handled in the state or federal courts located in Delaware.

We may update these terms from time to time. We'll update the effective date above and, for material changes, give you reasonable notice. Continuing to use rents.ai after a change means you accept the new terms.
