TenantCloud alternatives
TenantCloud alternatives, including staying.
Every price on this page was read from the vendor's own pricing page, each entry links its source, and rents.ai is not at the top of the list. That is not modesty. It is what makes the rest of the page usable.
Short answer
TenantCloud starts at $18/mo, or $15/mo billed annually, with leasing, e-sign, rent collection and a mobile app on every plan. RentRedi is the closest alternative and is cheaper at $12/mo billed annually for unlimited units with a similar operations surface. If you want to pay nothing, Stessa Essentials, Baselane Core and Azibo are free. If you want more accounting depth without climbing to TenantCloud Pro at $50/mo, Baselane includes Schedule E reports free.
First question
Should you actually leave TenantCloud?
Often not. Switching accounting products mid-year costs real hours, so it is worth being specific about what is wrong before reading a list of replacements.
Reasons to stay
- Unlimited listings, applications, e-sign, rent collection, unlimited maintenance, a mobile app and a tenant portal are on every plan including Starter.
- Screening is paid by the applicant, so your own cost stays at zero.
- $15/mo billed annually for that much leasing surface is competitive.
Reasons people leave
- Accounting is described as basic on Starter, and the 1099-K tax report appears on Pro at $50/mo billed annually.
- No Schedule E report is stated at any tier on the pricing page.
- RentRedi offers a comparable operations product for $12/mo billed annually.
- There is no free plan, and three competitors have one.

1RentRedi
$12 to $29.95/mo
Best for landlords who want unlimited units on one flat annual price.
$12/mo against TenantCloud's $15/mo entry plan. The published feature sets are close, so price and fit decide it rather than any single capability. Worth a look if you are someone who want unlimited units on one flat annual price.

4rents.ai
$10/mo one property, $18/mo unlimited
Best for landlords whose actual gap is the tax return.
Cheaper than TenantCloud on the entry plan and much narrower. Not a general replacement, and it does less. It is the answer only if the specific thing you want is residential depreciation computed from cost basis on the 27.5-year mid-month schedule, and a per-property Schedule E kept current all year, without a bank login.

Questions
What people ask before switching.
What is the closest alternative to TenantCloud?
RentRedi. On published August 2026 pricing it is $12/mo billed annually for unlimited properties, tenants and teammates, with rent collection, syndication to four major sites, maintenance, a tenant mobile app and one-click Schedule E generation. That is a similar shape at a lower annual price.
Which alternative has better accounting?
Baselane's free Core plan states an accountant tax package with Schedule E reports, which TenantCloud's pricing page does not state at any tier. RentRedi states one-click Schedule E generation on all plans. rents.ai produces a per-property Schedule E rollup and computes 27.5-year residential depreciation, at $10 and $18/mo, with no leasing features at all.
Is there a free alternative to TenantCloud?
Yes. Stessa Essentials and Baselane Core are $0/mo, Azibo has no monthly fee for landlords, Hemlane Starter is free for listings, applications and screening, and Landlord Studio Go is free for up to three units.
