Kansas's deposit ceiling
One month's rent.
The cap is one month's rent for an unfurnished unit and one and a half months for a furnished one, with an extra half-month allowed where the tenant keeps a pet.
Kansas's return deadline
30 days.
You have 14 days after determining the deduction amount, and no more than 30 days after the tenancy ends, to return the balance with an itemized statement. In practice the 30-day outer limit is the date to manage.
The itemized statement rule
An itemized list of deductions is required with the returned balance. Ordinary wear cannot be charged, so tie each line to damage beyond normal use.
Account and interest rules
Kansas sets no separate-account or interest requirement. Hold the deposit apart from operating cash regardless.
Exposure for wrongful withholding
Up to 1.5x wrongfully withheld.
A landlord who wrongfully retains a deposit is liable for one and a half times the amount wrongfully withheld. The itemized statement inside the 30-day window is what keeps a deduction from becoming a penalty.
