TurboTenant alternatives
TurboTenant alternatives, including staying.
Every price on this page was read from the vendor's own pricing page, each entry links its source, and rents.ai is not at the top of the list. That is not modesty. It is what makes the rest of the page usable.
Short answer
The closest alternatives to TurboTenant on leasing and operations are TenantCloud, from $15/mo billed annually with listings, applications, e-sign and rent collection on every plan, and RentRedi at $12/mo billed annually with unlimited units and syndication to Zillow, Realtor.com, Trulia and HotPads. Hemlane's free Starter tier covers listings, applications and screening. If your gap is the accounting rather than the leasing, Baselane and Stessa both have free plans that go further on tax reporting.
First question
Should you actually leave TurboTenant?
Often not. Switching accounting products mid-year costs real hours, so it is worth being specific about what is wrong before reading a list of replacements.
Reasons to stay
- Syndicated listings are their core strength, and getting a vacancy in front of renters quickly is worth more than any accounting feature while a unit is empty.
- Applications, screening and e-sign in one flow is genuinely less work than assembling it from parts.
- Their accounting product includes a Schedule E report, so the tax gap may be smaller than you think.
Reasons people leave
- You want the accounting to be the main product rather than a separate one alongside leasing.
- You want per-unit or flat pricing that you can read on a page before signing up.
- You need something on the ground, such as maintenance coordination or a local leasing agent.
- You have already leased the units and the leasing features have no reader in your situation.

6rents.ai
$10/mo one property, $18/mo unlimited
Best for landlords whose actual gap is the tax return.
Cheaper than TurboTenant on the entry plan and much narrower. Not a general replacement, and it does less. It is the answer only if the specific thing you want is residential depreciation computed from cost basis on the 27.5-year mid-month schedule, and a per-property Schedule E kept current all year, without a bank login.

Questions
What people ask before switching.
What is the closest alternative to TurboTenant?
TenantCloud and RentRedi are the closest on shape. TenantCloud starts at $18/mo, or $15/mo billed annually, with unlimited listings, applications, e-sign, rent collection, maintenance, a mobile app and a tenant portal on every plan. RentRedi is $12/mo billed annually for unlimited properties with syndication and one-click Schedule E generation.
Why does this page not list TurboTenant's prices?
TurboTenant's pricing page returned an HTTP 403 to an automated request on August 10, 2026, so its figures could not be read from the source. Every other price on this page was read directly from the vendor's own pricing page on that date. Quoting a TurboTenant figure from memory would make the rest of the page less trustworthy, so it is left out.
Is there a free alternative to TurboTenant?
Hemlane's Starter tier is free forever and covers listings, applications and screening, though rent collection and e-sign start at Basic. Stessa's free Essentials plan includes listings, screening and rent collection. Azibo has no monthly fee for landlords and charges $29.99 per state-specific lease with eSign.
